SELLING YOUR PROPERTY?
THINK & CHOOSE WISELY – HERE IS WHY …

Irrespective of how you decide to sell, you need to be aware of what the selling process stages involve. Being misinformed could be a long tedious process and make a difference between making that all important sale at the price you would like to achieve – or not.

UNDERSTAND & BE PREPARED

Reasons for selling are different, from realizing an investment property to simply moving home due to a variety of circumstances. Once you have decided to sell, think about what you want to include in the sale. Normally, fixtures and fittings such as fitted storage heaters, A/C units are included in the price but other moveable things could be up for negotiation. If you are disposing of some items you no longer need, do it before marketing your property, as the less clutter you have the faster the property will sell. Please see our examples guide below. Have all useful documents and facts about your property readily available, so that they are transparent to any potential buyer, such as:

  • Energy efficiency certificate
  • Habitation certificate
  • Copy of your Title Deeds
  • Council tax (IBI or sometimes referred as SUMA), utility, buildings and contents insurance bills – so potential buyers can estimate running costs.
  • Service charges and ground rent bills (for properties within a community).

SETTING THE PRICE – In other words, just how much is your property worth and what is the most realistic price scope. Check your local competition, but compare like-for-like!

  • Do an exploratory search of similar properties in your area and see what they are currently being marketed for
  • Look on your local estate agents web site or window
  • Check the Spanish National Institute of Statistics report on property price index

PRIVATE SALE, BY AN AGENT OR WITH ‘SUN SEA LIFE’ REALTY LIFESTYLE CONSULTANTS ?

Selling your property is one of the most important transactions you will make so you have to think very carefully and consider all the pros and cons.

It is of course possible to sell your property by yourself, but there are significant limitations and risks attached. For most people, selling a home is the biggest and most important transaction they will ever make. Using professionals for each part of the process provides you with expert knowledge and legal protection. Besides, selling on your own can be a long, expensive and time-consuming process.

Selling by yourself, you will be responsible for:

  • Setting the price – Can you be impartial and set the correct price matching the market?
  • Marketing – How far & wide would this reach?
  • Arranging viewings – Would you be available & ready when buyers want to view?
  • Negotiating the offers – Do you have the required skills and experience?
  • Progressing the sale through solicitors and conveyancers – Do you know who to trust?

Selling through an agency:

  • Are they close to your area and have they sold any properties there?
  • Have they been recommended by someone you know who already had experience with them?
  • How do they market, where they advertise properties and who do they reach?
  • How thorough are they in preparation and presentation (photos, videos, description, documentation etc.)?
  • How open and transparent are terms of appointment (check the small print)?
  • Would they constantly keep you updated with viewing feedbacks?

LET US START SELLING … HERE IS HOW WE WOULD START RIGHT

Irrespective of your decision upon to whom to entrust to sale your property, you need to prepare your home for those, most important visitors – potential buyers! Therefore, you and your property need to “dress up”. Success of the sale depends on good presentation. Here is some advice on how to prepare and do it correctly. Please take a minute and have a look at our advice and example guide below.

It all starts even before anyone enters your property:

  • Sounds obvious, but check how you present yourself – often people (wrongly) judge property by the owner’s appearance!
  • Does the front of your house need to smarten up?
  • Could the front garden be tidier?
  • Would the front door look better with a fresh lick of paint?
  • Could the front windows do with a clean?

And then move on inside and be critical:

  • Keep it clean and tidy. De-clutter and use sensible storage. Potential buyers will want to visualise how they can fill the space
  • Undertake any minor repairs that need doing so buyers will need to really try hard to find any negatives
  • If you want to re-decorate, go for neutral tones, which will appeal to a wider audience
  • Make your house comfortable, cool on hot sunny days and warm if it’s winter
  • Banish smoke or pet odours. Open the windows, brew some fresh coffee and add finishing touches such as fresh flowers, to brighten the place up
  • Bring out the best features such as fireplaces and use mirrors to increase the perception of space.
